This on-site technician position at JLL supports building services at Le Raffine Jambudvipa in Bangkok. Duties include inspecting electrical distribution and emergency systems, recording electrical readings, testing generators, maintaining plumbing and sanitary systems, servicing HVAC and ventilation equipment, checking fire-safety and building-security systems, and completing general building repairs.
The technician also handles resident work orders, explains issues and corrective actions, inspects units before handover or move-in/out, completes daily checklists and repair reports, supervises contractor work, and checks materials, parts, and tools. Candidates need a vocational qualification or higher in electrical, mechanical, refrigeration, or a related field, at least one year of relevant building-maintenance experience, technical repair skills, and the ability to work shifts and public holidays.
Inspect MDB panels, sub-distribution panels, common-area lighting, emergency lighting, and standby generators; record electrical, voltage, and current readings.
Maintain water pumps, tanks, water and wastewater piping, wastewater treatment, and oil traps; repair leaks, blockages, water supply, and sanitary fixtures.
Clean and maintain common-area air conditioners and inspect ventilation and smoke-exhaust fans.
Inspect fire alarms, fire pumps, extinguishers, exit signs, CCTV, access control, barriers, and intercoms; coordinate with lift contractors.
Process resident work orders, document inspections and repairs, supervise contractors, and maintain materials, spare parts, and tools.
Male or female, aged 20–45.
At least a vocational certificate or higher in electrical power, mechanical, refrigeration, or a related field.
At least one year of building, condominium, hotel, or office-building technician experience; motivated new graduates may be considered.
Ability to use multimeters, clamp meters, hand tools, and to read basic electrical and plumbing drawings.
Ability to work shifts and public holidays, with strong health and no criminal record.
A skilled-worker certificate in in-building electrical work; safety training such as working at height or basic firefighting.
