JLL is hiring a Facilities Manager to be based on-site in Bangkok, Thailand. The role manages day-to-day client activities for an assigned property or facility, acting as the on-site key point of contact for stakeholders and the client. Responsibilities cover site budgets and finance, maintenance and operations, contract and vendor management, procurement, occupancy services, helpdesk, health and safety, risk management, and meeting KPIs and SLAs, with 24/7 emergency call support required.
The ideal candidate holds a minimum Bachelor's degree in facilities management, building, business or a related field, or has 3-5 years of experience in facilities, property management, hospitality or a related field. They should understand local occupational health and safety requirements, critical facilities, vendor management for specialized services, and basic technical property systems (CRA, chiller, fire protection, M&E, BMS), with strong budget management, financial analysis, and commercial contract interpretation skills.
Manage day-to-day client activities for the assigned property/facility and serve as on-site key point of contact
Assume overall responsibility for site budgets, accounting and finance, maintenance and operations, contract services, purchasing, occupancy services and helpdesk
Manage and coach the on-site team, building a high-quality, motivated workforce
Proactively engage stakeholders and build effective client relationships across multiple levels
Manage vendors, contracts and procurement in line with client guidelines and JLL best practice
Ensure health and safety compliance, risk management, disaster recovery and business continuity plans, and meet KPIs/SLAs, including 24/7 emergency call support
Minimum Bachelor's degree in facilities management, building, business or related field, and/or 3-5 years' experience in facilities, property management, hospitality or related field
Knowledge of local occupational health and safety requirements and critical facilities
Knowledge of vendor management for specialized services
Understanding of basic technical property systems (Computer Room Air-conditioning, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system)
Proven capacity to understand and interpret commercial contracts, with strong budget management and financial analysis skills
Experience working in the client's industry environment
